What sort of space do you need?

Software and commercial teams may need a desk, meeting room or serviced office. Experimental work may need a shared bench, fitted laboratory or workshop. Bee House and Harwell Innovation Centre offer office space, with wet-lab provision handled separately. Discuss equipment, containment, permitted work and operational support before comparing premises. “Lab-enabled” does not necessarily mean fitted and ready to occupy. Milton Park

Milton Park, between Didcot and Abingdon, has offices, laboratories, R&D and industrial premises. Bee House offers co-working, serviced offices and meeting rooms, with the Hive Café on site. Laboratory space has separate listings. Laboratories range from fitted suites to partly fitted or lab-enabled accommodation. Nebula, completed in 2025, adds R&D units with large access openings and enhanced power. Harwell

Harwell, near Didcot, has specialist research alongside space, health, energy and quantum businesses. Diamond Light Source, ISIS and the National Quantum Computing Centre are on campus, but access to their facilities needs separate arrangements. Office, serviced-laboratory and incubation options have different eligibility and technical requirements. The CO:LABS property page advertises availability from January 2027. Headington and Begbroke

BioEscalator at the Old Road Campus is aimed at early biomedical businesses. Ask about eligibility before making plans for a bench or suite. The Wood Centre on Quarry Road offers R&D laboratories, technical and office space with shared facilities. Begbroke’s AgileLab provides a dedicated bench and office hot desk alongside shared wet-lab equipment and support. Oxford North and The Oxford Science Park

Oxford North’s first phase is open. It advertises fitted laboratories from around 1,000 sq ft at 1 and 2 Fallaize Street, while the Red Hall offers start-up and grow-on workspace. Later phases have separate development timetables. In the south of the city, The Oxford Science Park’s Magdalen Centre has laboratory and office accommodation with shared facilities. Other buildings, including Iversen, cater for larger requirements. Engineering and hardware at Culham

Culham has laboratories, workshops and offices on a campus centred on fusion research and advanced engineering. Work there includes robotics, materials, control systems and testing. Discuss power, floor loading, deliveries and equipment installation early. Culham Innovation Centre handles enquiries from smaller technology businesses.
